We are happy to offer investment guidance to first time landlords or to experienced landlords looking to improve their returns or further expand their portfolio.
We can offer landlords a Let Only or Management service allowing them to have as much or as little involvement in the process as desired.
Let Only service:
Where the Landlord does not wish the Agent to undertake management, we can provide a Let Only service, which includes:
- Advising as to the likely rental income
- Advertising and generally marketing the Property
- Accompanied viewings (where reasonable access is available)
- Negotiation of rent and term with prospective tenant(s)
- Tenant referencing of (up to three) tenants including credit check (NB. Some student tenants may not be subject to such checks but will be asked to provide a guarantor)
- Tenancy agreement
- Carrying out Right to Rent checks in accordance with the Immigration Act 2014
- Collection and processing of initial monies (eg. deposit and first months rent)
- Smoke alarm/CO alarm check on first day of tenancy (additional cost)
- Handover of keys to tenant(s)
Management service (as Let Only service PLUS):
We provide a property management service to owners wishing to have less involvement in the day- to-day management of their properties and who prefer to leave it to the professionals. This service includes all items listed in the Let Only service PLUS the following:
- Deposit protection (including issuing tenant(s) with certificate and prescribed information)
- Advising utility companies of new tenancy and meter readings (subject to the Data Protection policies of the utility companies)
- Arranging for a professional independent inventory to be carried out (additional cost)
- Rent collection
- Arranging repairs/maintenance on behalf of the landlord
- Property inspections
- Final inspection and assisting with the end of tenancy settlements
- Negotiating renewal of tenancy

Scale of Fees (inc VAT):
LET ONLY SERVICE FEE:
90% of the first months rent (subject to a Minimum Fee of £630.00)
(75% of the first months rent + VAT (subject to a Minimum Fee of £525.00 + VAT))
MANAGEMENT SERVICE FEE:
Set-Up Fee: 60% of the first months rent (subject to a Minimum Fee of £480.00)
Plus 12% of rent due Per Calendar Month (subject to a Minimum Fee of £66.00 Per Calendar Month)
(Set-Up Fee: 50% of the first months rent + VAT (subject to a Minimum Fee of £400.00 + VAT))
(Plus 10% of rent due Per Calendar Month + VAT (subject to a Minimum Fee of £55.00 + VAT Per Calendar Month))
OTHER SERVICES FEES:
Smoke alarm/CO alarm test on first day of tenancy (mandatory for all service levels): £30.00
Professional independent inventory: Quote (dependant on size of property)
Tenancy Renewal Fee (new fixed term): £180.00
Landlord’s Gas Certificate: £70.00
Energy Performance Certificate (EPC): £70.00
Electrical inspections/Portable Appliance Testing (PAT): Quote
Deposit protection (Let Only): £90.00 plus scheme costs
Duplication and testing of extra keys: £15.00 plus costs

Additional property visits/inspections: £30.00
Preparation and service of legal notices (eg. Section 21): £30.00 per notice/visit
Obtaining estimates and supervision of major works: 10% of cost of work over £500.00
Hourly rate for other work: £25.00 per hour
